These Terms and Conditions apply to your use of mythai.house (the “Website”), operated by MyThai.House (“we”, “us”). By using the Website you agree to these terms. If you do not agree, please do not use the Website.

MyThai.House is a real estate agency in Koh Samui, Thailand. We help clients buy, sell and rent villas, condominiums, land and other property. The Website shows properties offered for sale or rent and information about Koh Samui and buying property in Thailand.

2. Property information

Listings are based on information provided by property owners and developers. We work to keep it accurate and up to date, but we cannot guarantee that every detail, including prices, sizes, availability, ownership type, photos and floor plans, is complete or correct.
Prices are shown in Thai baht (THB) unless stated otherwise and may change without notice. Any amounts in other currencies are estimates only.
A listing is not an offer or a contract. A property may be sold, rented or withdrawn at any time.
Images and renderings of off-plan projects are for illustration and may differ from the finished property.

3. No legal, tax or financial advice

Information on the Website about ownership structures (such as freehold, leasehold or company ownership), taxes, fees, rental returns and the buying process is general information only. It is not legal, tax or financial advice. Before buying property in Thailand, you should get independent advice from a qualified Thai lawyer and check the title deed and all documents with the relevant Land Office.

4. Using the Website

You agree not to use the Website for anything unlawful, to submit false information, to copy or scrape listings or content in bulk, or to interfere with how the Website works.

5. Accounts and listings submitted by users

If you create an account or submit a property, you confirm that the information is accurate and that you have the right to offer the property and share its photos. We may edit, refuse or remove any listing at our discretion.

The content on the Website, including text, photos, videos, logos and design, belongs to MyThai.House or its licensors. You may not reproduce or use it for commercial purposes without our written permission.

The Website may link to other websites, such as developers, social media or maps. We are not responsible for their content or privacy practices.

8. Limitation of liability

To the extent permitted by law, MyThai.House is not liable for any loss or damage arising from your use of the Website or your reliance on information published on it. Nothing in these terms limits any liability that cannot be limited under Thai law.
